              common area features/finishes, unit features/finishes, parking, etc.) 
          2. Area

          4. Six solid reasons why homes will sell
 
  • Detailed project summary budget and monthly forecast showing assumed sales and closing pace, marketing and pre-development expenditures, construction loan draw schedule, ongoing acquisition/construction/mezzanine loan and equity balances and cashflow
  • Development timeline chart detailing zoning/permitting, marketing and construction phases
  • Memo on zoning process and other governmental approvals (list ALL required approvals and permits with status and estimated date of receipt of each)
  • Written marketing plan and copies of floor plans, renderings, brochures, logos, advertisements, etc.
  • Market study from an acceptable third party market research consultant which is specific as to floor plans, pricing, sales velocity, project amenities, with a particular focus on comparison to the submarket's existing competitive inventory and  anticipated future development
  • MAI appraisal of the land and development as completed
  • Full set of Architectural Plans
  • Developer professional history, personal financials and business credit references
  • Map and Site Plan
